What to Look for When Doing Rental Property Inspections in Charlotte, NC

There are four kinds of rental property inspections landlords can do, and today we’re talking about types of inspections, and what you should be looking for when you conduct them.

Move-In Inspection

When a tenant moves into your rental property in Charlotte, you’ll want to complete an inspection that documents the condition of the property and ensures that everything is in good working order. Do a walk through with your tenant so you can agree on the property’s condition together.

Routine Inspections

Every three to six months, you should conduct a routine safe and clean inspection. You will schedule an inspection appointment with your tenant, visit the property, and do a walk through to make sure everything is okay.

Drive By Inspection

You should drive by the property any time you are in the area, or if you expect a problem. If you see something that alarms you, schedule an on-site inspection right away.

Move-Out Inspection

During the move-out inspection, the landlord or property manager meets with the tenant to review the condition of the property. You want to take pictures and make sure the property is in the same condition as it was when the tenant moved in.

When doing inspections, remember to think about preventative maintenance. You’re looking for small problems today that could turn into big and expensive problems down the road.

What to Look For

  • Safety and security hazards such as electrical or wiring issues or standing water and leaks.
  • Compliance with HOA and city ordinance so you don’t receive any costly fines.
  • Landscaping and yards; make sure they’re cared for and alive.
  • Cosmetic issues like damage to walls, fixtures, and flooring.
  • Points of intrusion around the exterior for weather elements or pests.

Remember that tenants have the right to quiet and peaceful enjoyment. So, specify the frequency of inspections in your lease. Don’t break any landlord and tenant laws or create conflict with your tenant after move in. We recommend having tenants on site during the inspections. Document everything and don’t allow disputes to get out of hand. You want to make sure your tenant understands your expectations.
